There are options that you may not be aware of. If you owe more that your home is worth your lender may consider a "short sale" of your property. In a short sale your property will be sold for less that you owe and the difference will be a loss to the bank not to the homeowner.
To qualify the owner must show hardship to the lender and prove with pay stubs, tax returns, bank statements ect that they cannot afford the mortgage payments.
